Hi! I have 2 available rooms in my 3b2b single-family house in south-east Santa Clara. The house was recently renovated and is in great shape.

Some features you may like:

• central AC/heating, as well as dual pane windows;
• beautiful laminate floors and granite kitchen counters;
• washer and dryer in a laundry room attached to the house;
• high-speed fiber-optic internet on a WiFi6 network;
• black-out curtains;
• easy access to the Westfield mall, Santana Row, 280, 880, and Santa Clara University.

House rules:

• no smoking and no drugs;
• no pets living in the house;
• no noise between 10pm and 8am;
• a WFH-friendly environment should be promoted at all times;
• single occupancy for the rented rooms (OK to have an occasional overnight guest);
• no parties (OK to have some occasional guests);
• I set the house temperature; usually around 70F.

Additional information:

• the application fee is $40.00 (age 18 and over);
• the deposit is 1 month of rent (on approved credit);
• income requirements: 3x the monthly rent (combined gross income);
• renter's insurance required ($500,000 liability).

The available rooms share a common bathroom; the other bathroom is en-suite on a separate room and would not be available. There will be a month-to-month contract, but we prefer someone who intends to stay at last 6 months.
The rents are $1,250 for the larger room and $1,000 for the smaller room.

The rooms can be rented either furnished (+ $100/month) or unfurnished. The photos above are staged; the rooms are currently empty, as is most of the house (since I just moved in).
