We recently purchased a townhouse and would like to rent out the lower bedroom to a single occupant. The bedroom is available to rent from Aug 8, 2021.

The townhouse is located in Milkweed St, Milpitas. The dimensions of the room are (12.8ft x 11.3ft, i.e. approx. 145 sq.ft) including closet space but not including the bathroom. The bedroom has an attached bathroom with bathtub/shower. There is no assigned parking spot, you will need to find street parking. The tenant will also not have access to the second floor (living/dining space) or third floor (other bedrooms) of the property. The cost to rent out would be $1200/month including utilities. You could share the wifi free of cost. However, if the wifi is weak or you do not like the speed, you will be responsible to get your own internet connection. We would want the occupant to sign a 6 month lease. Monthly rent payments to be made at the beginning of the month. One month rent needed as deposit, which will be returned during moveout after adjusting for cleaning fees and damages. The bedroom is not furnished. Furniture in the pic will be removed.

Tenant must be:

1. Fully vaccinated
2. Must have good credit score
3. No pets
4. No smoking, No drugs
5. Provide proof of ability to pay the rent (income must be atleast 3x the rent).
6. No guests allowed
7. Quiet and not play loud music
