two bedrooms available in SF with a stanford postdoc roommate!

one of my housemates and i are moving out of our wonderful edwardian duplex in the richmond district, so two rooms are available. it is a 1600 sq ft 4 bed 2 bath apartment, and the remaining roommate is a stanford postdoc who plans to move out summer 2024. currently we are on a month to month lease. the unit is rent controlled and a 10 minute walk to golden gate park!

$1600 room - master bedroom + attached private bath + office (it's a small room in the back of the house that i use as an office). move in between 12/1-12/15

$1200 room - bedroom, same size as master bedroom just without a private bath. move in 11/26-12/2

the landlord is a nice older asian guy who is responsive at fixing house issues--great as far as landlords go. if you want to move out, you may do so at any time with a month's notice so the existing tenants can find a replacement roommate. no cats/dogs allowed, sorry :( tenants pay all utilities (they've generally been ~$100/mo). there is laundry in the garage. if you own a car, it's easy to get a SF city "N" parking permit--there are plenty of street parking spots right outside since there are only houses on one side of the street (the other side is a tree lined park!) security deposit is 1.5x rent. if you want to move in with a friend, the total rent for the three rooms (2 bedrooms + office) is $2800 - i don't care how you divide it up!
