About the studio:
Bright, clean, small sunny private room with new hardwood floors and private bathroom with shower on the lower level of a two-story house. New fridge, microwave, and toaster oven. Located on a very quiet cul-de-sac on the east side of Bernal, and a short walk to Cortland Ave shops, restaurants, and cafes. There is always parking available on our block. It's sunny and gorgeous on this side of the hill. It's a short walk down the staircase to the Alemany Farmer's Market, and the wild parrots fly overhead every day.

Very close to 101 and 280 freeways, and walking distance to the 24, 67, and 9 buses. Rent includes utilities and wi-fi (though if we see a very big jump in our bills we may need to ask you to contribute). No laundry access on site. We don't have cable, and you are welcome to install it if you like. Ideal for a grad student, busy professional, or commuter. No pets, sorry. We don't have them either (well, we have a hamster.)

About us: Lesbian couple, with a 10-year old son who plays the piano. One of us sees massage therapy clients in our home office on the lower level of the house. We live upstairs. We have the occasional dinner party that ends well before midnight and usually involves guitars and singing. We are mostly quiet, but if you require mostly silence this may not be for you.

About you: Responsible, non-partier (or at least someone who doesn't bring the party home). No drugs, no smoking, not even outside. We are friendly but not looking for a roommate; your space is yours and ours is ours; and you are welcome to use the sunny backyard. Your studio is on the same level as our home office, so if you like to turn the music up high, or watch movies with loud explosions (heck, so do we) while clients are here, you'll need to use headphones sometimes.
